Abstract

The development of industrial areas often exerts pressure on the environment through high energy consumption and ecological degradation. This study aims to design the Main Building of Al-Amin Industrial Park, located in Sampe Cita Village, Deli Serdang Regency, by integrating the Eco-Synergy concept and the Green Building (BGH) approach in accordance with the Minister of Public Works and Public Housing Regulation No. 21 of 2021. The method employed is a descriptive qualitative approach with a green architectural design framework, transitioning through site analysis, space programming, to concept synthesis. The result yields a 6-story mixed-use building design that integrates educational, research, informational, and commercial functions. The green principles are implemented through building mass zoning around a central inner courtyard, a passive facade featuring a secondary skin for energy efficiency, a circular water system (greywater recycling and rainwater harvesting), and integrated on-site solid waste and wastewater management. This study concludes that the Eco-Synergy approach effectively creates a space that is adaptive to the tropical climate while minimizing adverse environmental impacts. The implication of this design serves as a benchmark for future sustainable Techno Park developments
